Competences –
Sale & Lease Back
Sale & lease back transactions have become
increasingly significant for large corporations in recent
years. These corporations concentrate on their core
competences and delegate real-estate management to specialized
service providers. FOM is well-established as a specialist in
this field and has implemented a number of large sale & lease
back projects in recent years.
FOM teamed up with Real I.S. to build the “Ten Towers” Telekom
Center for Deutsche Telekom in Munich, and collaborated with
LEG to construct the main office of T-Online and the T-Systems
regional building in Darmstadt.
In the current “Orion Project”, construction is under way at
three sites in Germany for Deutsche Telekom AG, and these will
be leased on a long-term basis to its subsidiaries within the
scope of sale & lease back contracts.
The financial and legal structuring in the preliminary stages,
the sourcing and evaluation of economically sound office
properties, the strict execution of the project and, last but
not least, the handing over of the keys to the finished object
on time are the essential pillars of successful sale & lease
back projects.
Thanks to its experience in project development and project
execution, FOM can handle such sale & lease back transactions
competently, and it has the requisite know-how and contacts to
market these projects.
Real estate purchased on the basis of thoroughly researched
concepts is property that retains its value, thus making it
attractive for real-estate investors; by adopting this
approach, FOM has consistently been able to successfully and
rapidly place the finished objects on the real-estate market,
