FOM –
Short Profile
The Heidelberg company FOM (Future Office Management GmbH) has
existed since 1997. The company is led by its two Managing
Directors Reinhard Walter and Stephan Hüssen who are also its
owners.
FOM was initially founded as a project company for the
construction of the trend-setting office building PartnerPort
for SAP partner companies in Walldorf.
Following the successful completion of this building, FOM
developed a series of sophisticated office buildings in quick
succession, whereby the company was engaged as project
developer, building contractor and general contractor on its
own account:
- Microsoft head office, Unterschleißheim
- IT-Port, Unterschleißheim
- Office Port II, Heidelberg
- Bleich Strasse 1, Frankfurt am Main
Since 2002 FOM operates under a new structure and now mainly
works as a general contractor for its own and third party
projects. FOM has become a sought-after partner in the
development and realisation of “sale and lease back“
transactions.
As a general contractor (or as an associate with partners in a
general contractor company formed for a project), FOM
coordinates and structures the commercial, legal, financial
and tax-related interests of the companies involved in project
development and realisation. With the practical experience
gained in successfully completed projects, FOM is not only a
structuring partner, but also ensures the consistent,
successful realisation of building projects.
In the recent past, FOM realised projects with competent
partners such as REAL I.S. AG in Munich and LEG
Baden-Württemberg, Stuttgart.
The completed projects include:
- T-Online headquarters in Darmstadt
- Telekom Center Munich
In 2004, FOM and LEG acquired the plot of land previously
occupied by the Süddeutscher Verlag [newspaper publisher] in
Munich’s city centre and will carry out project development on
this excellent site up until 2008.
FOM and LEG were awarded the contract for building the new
Süddeutscher Verlag headquarters in Munich-Haidhausen at the
end of 2005.
In 2005, together with LEG Baden-Württemberg, FOM also
acquired the “Orion Project” portfolio and erected office
buildings at various sites in Bonn, Darmstadt and Münster for
Deutsche Telekom AG.
The volumes of the projects supervised by FOM itself or with
its partners surmounted the 500 mil. € barrier in 2005.
